The Party Wall etc Act 1996 covers the whole of England and Wales. It provides a framework for preventing and resolving disputes in relation to party walls, boundary walls and excavations near neighbouring buildings. A building owner proposing to start work covered by the Act must give adjoining owners notice of their intentions in the way set down in the Act. Adjoining owners can agree or disagree with what is proposed. Where they disagree, the Act provides a mechanism for resolving the dispute.

A residential market valuation will provide a professional opinion of value for a property with respect to the prevailing market at the date of valuation. Schedule of Condition
Whether you are a leasee or leasor your legal advisor should have advised you to have a Schedule of Condition undertaken of your property prior to the commencement of the lease term. The schedule records the condition of the property which can be appended to the lease and then referred to at the lease end. This will limit your repairing liability and potentially save you the cost an unwanted claim for damages. These reports also form part of a Party Wall Award.
